Good marketing of your home can bring more traffic and higher prices. But what do you need to do to insure you are doing everything you can to get your house exposed? Here are few things to consider when marketing your home.
- De-clutter and Clean. We all become “house blind” at one time or another. Have a friend or your realtor take a close look at your home and ask them to make suggestions on how to improve. Fix the little things. Door knobs, that don’t work, scratches, nicks etc. All of these little fixes can make a big difference when trying to sell your home. Hire a professional cleaning crew to come in and clean in places you may have forgotten- high shelves, ceiling fans, cabinets, ovens, refrigerators.
- Be realistic about pricing. Today’s buyers are very educated about the comparable homes in the area, which heavily influence the value of your home. The homes that look like great deals are the ones that get the most visits from buyers and often receive multiple offers.
- Curb Appeal. Another very important factor in marketing your home is curb appeal. The first thing home buyers will look at when they arrive at your home is the front yard. The color of your home, the landscaping, the walkways and if the home is attractive from the outside is all that will be on their minds. You need to have that WOW! factor. Keep sidewalks cleared, mow the lawn, paint faded window trims, plant flowers or groups of flowers pots together on your front porch or near your garage.
- Use Social Media to your advantage. Almost all potential homebuyers will check the internet first. You might want to consider a dedicated website for your home. Use Facebook, Instagram, and Twitter to promote your home. Maybe not for your friends, but they may have friends or relatives who are looking for a home.
- Virtual Tours and Print Advertising. Realtors put ads in major newspapers, local newspapers, real estate publications and mass mailings. We want your house to be everywhere potential buyers may look.
- Hold open houses. Tried, but true. This brings traffic to your home and an opportunity to really show it off.
These are just a few ideas for marketing your home. The greater number of people that can see your home, the greater chance you have of selling it.
